CHECK-IN TIME is AFTER 4 P.M. MST AND CHECKOUT is 10 AM MST. Check in and out times can be adjusted per Venue Manager's approval. Any changes to this must be made by text/email/written form.
DAMAGE/SECURITY DEPOSIT – security deposit of $1,000. This deposit is NOT applied toward rent and is fully refundable via PayPal within (14) days of departure, provided the check-out requirements are met. And proof of both Short Term Rental Property Damage and Event Liability insurance detailed in the contract agreement.
- No damage is done to unit or its contents, beyond normal wear and tear
No charges are incurred for services rendered during the stay (such as pay per view movies, additional cleaning services, etc) .
All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and it is started
All Furniture is placed back in the original location found at check-in time
Any event rentals are picked up by end of your last day of booking
All keys and garage door openers are returned to the kitchen counter or lock box
All charges accrued during the stay are paid prior to departure
No linens are lost or damaged
No pets without a signed pet addendum
No additional unreported occupants
- The Guest is not evicted by the Owner (or a representative of the Owner), or the local law enforcement for illegal contraband or violations of law
- FOOD AND BEVERAGE POLICY - You may bring your own food, beverage or caterer. Food trucks are allowed. There is no water provided at this time for events. We soon will be able to offer this though, lowering the cost of food vendors!
PAYMENT – An advance payment equal to 25% of the total rental rate is required at the time of booking. If booking an event package, the remaining 75% is due 180 days before arrival If booked within 180 days of arrival, payment is due in full at the time of booking. Please make initial payments via PayPal or personal checks payable to Douglas L. Zook. The advance payment does not include the damage/security deposit which is due via PayPal 14 days before your arrival date.
CANCELLATIONS–SHORT TERM: Cancellations prior to 180 days of arrival will incur a 50% fee of total booking. Cancellations, that are made within 180 days of the arrival date, forfeiture of the full advance payment. Changes within that 180 days prior to arrival, that result in a shortened stay or early departure, do not warrant any refund of contract rent. We highly recommend trip/event (at www.wedsafe.com or similar vendors) insurance to cover any chances of needing to cancel. If we fill the cancelled dates with another booking we will consider a refund up to 90% of the amount paid if no insurance is purchased.
STATE NOISE ORDINANCE: There is a state noise ordinance that must be adhered to, please see Venue Manager for details regarding times and decibel levels allowed.
